Firstly, the price is dependent on the square feet (sq. ft.) size of the area which you intend to install.
Square feet Area x Price Rate = Price
Secondly, we have different price brackets (different rates) depending on the order quantity. For example, the rate (RM/sq. ft.) for a larger balcony of 250 sq. ft. area coverage will be lower than a smaller balcony with only 80 sq. ft. area.
Larger Area x lower Price Rate = Price (Like a BULK purchase)
Smaller Area x higher Price Rate = Price
For your convenience, you may also send us measurements, pictures or videos of the relevant area via WhatsApp. We can pre-assess it and give you a rough estimate.

It's not entirely "invisible", but less visible. But rest assured, it does not block your view or natural air ventilation. It's the best compromise for safety's sake.
The cables/wire ropes are made from 316 stainless steel (only Nylon-coated option is using 304 stainless steel), wrapped with either Nylon or PTFE (Teflon) coating sleeves (depending on your selection). Teflon is superior than Nylon, as it is heat-resistant, on the other hand, Nylon deteriorates under UV sunlight exposure leading to flaking/peeling off.
The brackets (main frame & cover) are made from aluminium 6063-T5 with POM (Polyoxymethylene) cable bushing bolted with 304 stainless steel.
All the materials above are rust & corrosion-free and will be covered under the relevant material warranty terms under natural wear & tear (See FAQ below).
The cables have been tested in third-party laboratories, where the breaking force weight equivalent ranges from 160 kg to 250 kg for each individual cable. In reality, it will require 3 to 4 adults to focus all their strength on one cable to break it possibly, but since the cable grille is a connected setup of multiple cables, the force will be spread out across, hence the cable grille is still intact and safe.
Cable grilles are made up of cables, NOT iron rods or bars, hence the cables will still flex even though they are already tightened. So we highly recommend to choose the right cable-to-cable gap size for the following applications:
1 inch gap is suitable for pet cats' safety and preventing pigeon intrusion.
2 inches gap is suitable for children's safety.
3 inches gap is suitable for senior care or personal safety.
If the height of a Vertical installation is more than 6 ft, then one complimentary horizontal limiter cable will be added for better rigidity and safety, so that it cannot be pry open-wide. For balconies, normally this limiter cable will be near the handrail level, to be discreet and preserve your balcony view.
If the width of a Horizontal installation is 9 ft to 10 ft, normally two complimentary vertical limiter cables will be added.
NO, the cables cannot be cut with scissors, BUT the cables can be easily cut with proper tools such cable cutters/pliers. Hence Cable Grille is first and foremost a safety setup, then only at best a theft deterrent (NOT a foolproof security setup).
Secondly, the cables must be easily cut to comply with fire safety standards and guidelines in the event of an emergency such as fire escape, as most Cable Grille are installed in high-rise residences.
Yes, the cable grille can be dismantled (a fee will be charged accordingly). Holes on ceiling or cement kerb can be patch with white cement and repainted over. As for holes on metal handrail, it will require a third-party contractor to weld & patch back the holes (fees determined by third-party).
However, the stainless steel cables are NOT able to be reused for reinstallation, as they have already run out of shape. The brackets might be reusable, but we highly recommend a FRESH installation as your new residence may have different measurements.
Normally if the customer is installing cable grille for children's safety, then the Vertical setup is recommended, because children may try to climb a Horizontal setup just like a ladder. If the balcony or area is very long and wide (left to right), a Horizontal setup may have less tensile strength since it is too elongated.
If the above does not apply to you, then a Vertical setup or Horizontal setup is just a personal preference. The price for Vertical or Horizontal setup is the same, as long as the square feet area is the same.
Good question. To be sure, please check with your residence's Management Office (MO). MJ Cable Grille will not be held liable for any actions by your respective MOs.
Nowadays, most MOs are aware of invisible / safety /cable grilles. Generally, most MOs will allow but there will be certain specifications to comply with, as long as it is installed within the customer's parcel and does not affect the facade of the building.
Installation warranty is 3 years, this includes
Loose cable tension (naturally)
Aluminium bracket detached from wall/beam/ledge
Cracked wall / floor kerb / lifted tiles at bracket installation area
❖ In the event of wall touch-up/rectification, MJ Cable Grille will be responsible only to the extent of filling the cracks and painting it with default white base-paint
❖ If installed on floor with unit owner’s consent, in case of any waterproofing issue, MJ Cable Grille is only held up to a limited liability*
Material warranty is 10 years, this includes
Stainless Steel 316 Cable – rusting or broken (naturally)
❖ Exception for Nylon-coated SS304 which is 3 years material warranty only.
Aluminium bracket – broken/bent
Teflon coating – flaking/peeling off
❖ Exception for Nylon coating which is 3 years material warranty only.
Under the following circumstances, parts and labour will be chargeable even during the warranty period.
The warranty DOES NOT extend to the followings : -
The product has been tampered with, subject to misuse, negligence, or damage with malicious intent (robbery or theft).
The product has undergone, repairs, modifications, or dismantled by any other person prior verification of approval by MJ Cable Grille.
Defects caused by fire, lightning, electrical disturbance, negligence, accidents and other natural disasters.
Defects caused by household pets (e.g. cat, dog, etc.) and pests (e.g. lizard, rat, cockroach, etc.).
Defects caused by chemical reactions (natural & unnatural), excessive heat, and corrosive surroundings.
